Co-founder and Managing Partner of TLS Development, Nick brings nearly a decade of Texas commercial real estate experience to the firm's powered-land and data center work. A licensed Texas broker, he has guided investors and landowners through every stage of the development lifecycle — identifying growth opportunities, assembling and entitling land, and carrying sites from horizontal development into vertical construction. His elected service on boards and councils across Hays and Caldwell counties gives TLS direct, working relationships with the officials and jurisdictions that decide whether projects move forward — a meaningful edge in the entitlement-heavy I-35 corridor.

A U.S. Marine Corps veteran and former Morgan Stanley M&A banker in New York, with experience spanning more than $85 billion in transactions — including Pioneer Natural Resources' merger with ExxonMobil ($64.5B), Abcam's sale to Danaher ($5.7B), the Amentum–Jacobs combination ($13B), and Transplace's sale to Uber Freight ($2.3B). As founder of Soda Springs Development Company, Philip focuses on integrating data center and energy masterplan development, and has held investor, partner, and advisory roles across more than 8 GW of data center and power generation projects in Texas and the Gulf Coast.
